When selling your Spanish home there are several factors to be considered. We have listed a number of ideas which we think are essential to the successful sale of your property.

• Erect a For Sale sign, this will help to generate enquiries. Ensure excellent quality digital photographs are taken and the overall presentation of the property is of a high standard.

  

• Wherever possible always be available for viewings at short notice. If you leave keys with someone, they also need to be flexible with their time. Remember a buyer’s time is more important. Agents, for convenience will show key held properties first, whereas appointment viewings may be shown less.

• Open all curtains and shutters ensuring plenty of light filters through. Dingy looking rooms do not give a good impression of the property.

• Ensure the property is cleaned and aired, any damaged furniture is repaired and all appliances and fittings fully operational. Consider whether repainting or touching up those bad spots would enhance the look of the property. Tidy up the garden. This will give buyers a good impression, as a dirty or untidy home could have a detrimental effect. Put yourself in a buyer’s position; what would you be looking for? A small investment in your property now may well determine whether you can negotiate the final price you want and in turn, a sale.

• Use space to its full potential, for example, a double bedroom has more value than a single, or a study, so show the rooms off to their best use to maximise their appeal. It will also create a feeling of light, space and ambience. Buyers need to envisage themselves living in the property.

• If the property is being sold furnished, ensure a full inventory is made. This is very important and should be undertaken at the outset. If appropriate, take photographs of any furniture you deem important. A sale can collapse if the buyer is lead to believe items are included in the sale, and then at the negotiation stage, learns they are not. This creates negativity and distrust.

• You may decide to obtain a valuation on your property. It would give you a realistic idea of how much your home is worth. It may also assist in negotiating a better price with the buyer.
